Design/Build Projects
Novak Group becomes the singular firm responsible for the results of an entire building project – design through construction. We would select and work closely with an architect from the very beginning of project planning, budgeting, and scheduling. This creates a seamless process. For the owner, design/build projects are cost-effective and the best way to “fast-track” the delivery of a project with the least number of distractions.
Construction Manager as Contractor / Construction Manager-at-Risk Projects
A growing trend among project owners is the use of “Construction Manager as Contractor” agreements – also known as “Construction Manager-at-Risk”. In this scenario, Novak Group would act as both a construction manager and a general contractor. We would agree to construct a project within a Guaranteed Maximum Price (GMP) for a fee. We assume the financial risk and obligation for the construction portion of the project. We work together with the customer in selecting subcontractors based on qualifications and price.
Although the customer would contract separately with the architect and Novak Group, we would collaborate with the architect in the development and design phases before construction begins to provide value engineering, constructability and equipment review, and to estimate the design. This early collaboration produces significant time-efficiencies and cost-savings.
Construction Manager (Owner’s Agent/Representative)
In this case, Novak Group would act as a agent / representative for an owner. An owner could hire Novak Group to manage every aspect of the development, scheduling, design, bidding and construction of a facility for a fee. As a construction manager, we would manage sub-contractors but all contracts would be directly between the owner and each sub-contractor.
General Construction Projects
Also know as the “hard bid” or “design/bid/build” method of contracting, in this process, Novak Group would negotiate or bid the construction of project. Novak Group’s team has years of experience and a reputation for delivering general construction projects on-time and with-in budget.
